Prince William and Kate Middleton have officially chosen their lifelong residence: Forest Lodge, an eight-bedroom Georgian estate valued at $21 million. Rather than taking up official residence in Buckingham Palace when William ascends the throne, the Prince and Princess of Wales signed a 20-year lease to make this sprawling estate their permanent base.

The move gives their three children—Prince George, Princess Charlotte, and Prince Louis—a grounded country lifestyle away from central London. It also signals a historic departure from centuries of British royal tradition.

Yet, securing this sanctuary required significant physical changes that sparked friction with surrounding neighbors.

Inside the 18th-Century Estate

Constructed in the 1770s, the historic red brick mansion is positioned within the 5,000-acre grounds of Windsor Great Park. It sits just a 10-minute drive from Windsor Castle, enabling the couple to commute swiftly for official royal engagements.

The property includes six bathrooms, a ballroom, an on-site tennis court, and an expansive pond. Prior to the family’s arrival, the residence underwent extensive preparation to meet their long-term needs, building upon earlier $2 million renovations completed in 2001.

Despite royal privilege, the couple does not rely on public funds to cover their residential costs here. The Times reported that William and Kate pay a private market rent of $411,435 annually.

Neighborhood Backlash: Public Access Clashes With Royal Security

While the estate provides privacy for the royal family, its setup led to immediate restrictions across parts of Windsor Great Park. Millions of visitors frequent the public park each year for cycling, picnicking, and dog walking.

When security cordons closed off surrounding sections of the forest, long-term residents voiced frustration over the sudden loss of community green space.

“Many of us have been walking our dogs here for 20 years, so to be told we can’t anymore is a kick in the teeth. We pay annually towards the upkeep of a park, but we are no longer going to be allowed to use part of it.”

Other regulars acknowledged the tight spot facing local authorities, noting that protecting the immediate line of royal succession requires strict boundaries.

“Obviously it’s disappointing, as my dog loves it here… But I completely understand that the safety of William, Kate, and their family is paramount, so we should make sure they can live happily here.”

Leaving Adelaide Cottage and Starting Fresh

The decision to secure Forest Lodge was deeply personal for the Wales family. They had previously resided at Adelaide Cottage, a four-bedroom home located just four miles away.

Adelaide Cottage carried heavy emotional weight. The family relocated there in 2022, right around Queen Elizabeth II’s passing, and lived there throughout Kate’s cancer treatment in 2024 before announcing her remission in January 2025.

Royal biographer Sally Bedell Smith highlighted why moving away from Adelaide Cottage mattered so much:

“Adelaide Cottage was a place of pain, suffering, and sadness. After such rough times, it’s perfectly understandable they would want a new place.”

A Balanced Real Estate Portfolio

While Forest Lodge serves as their primary base, William and Kate continue to retain key residences across England to support official duties and family retreats:

  • Apartment 1A at Kensington Palace: The family’s official London working base for state duties.
  • Anmer Hall: Their country retreat located on the Sandringham estate in Norfolk, reserved for weekends and school breaks.
  • Forest Lodge: The central 20-year leased family residence located in Windsor.

Myth vs. Reality: The Truth About the Wales Family’s Move

A widespread assumption is that British royalty relies entirely on taxpayer subsidies for private residential changes. However, documented leases confirm the Prince and Princess of Wales pay full commercial market rates privately.

Royal biographer Ingrid Seward emphasized that establishing their life in Windsor represents a deliberate lifestyle choice for Kate and William to retain direct control over family life away from London.

💬 Setting up a “forever home” outside palace walls changes modern royal precedent for future monarchs.

✨ By choosing long-term stability in Windsor, William and Kate are creating a blueprint that prioritizes family life alongside crown duties.
