Every major capital city has recorded falling median values simultaneously for the first time in 15 years, yet unexpected regional pockets have resisted the national slump with annual growth leaping by as much as 19 per cent. While headline figures point towards the sharpest quarterly property contraction on record, acute housing shortages and shifting demographics are already laying the groundwork for substantial long-term gains.

The national housing landscape has effectively split in two.

According to the latest Domain property report, the overall property market dropped 4.7 per cent in a single quarter, marking the steepest quarterly decline ever recorded. The downturn has left no metropolitan centre untouched, with Sydney prices falling roughly 6 per cent below their previous year’s mark after continuous drops over seven months.

A Historic Capital City Correction

Financial analysts are preparing for an extended period of adjustment before any lasting recovery takes root. Global investment banking team Morgan Stanley projects that home values will endure a total peak-to-trough decline of 10 to 15 per cent, bottoming out in the second half of 2027.

If that projection materialises, it would represent the largest nominal housing downturn in more than 40 years.

Adelaide University housing economist Professor Chris Leishman observed that major gateways like Sydney and Melbourne consistently feel cyclical corrections first. However, he stressed that broad market collapses remain historically improbable despite prolonged downward pressure.

The nationwide cooling cycle reflects mounting structural headwinds:

  • Aggressive borrowing costs: The Reserve Bank recently pushed interest rates to a 15-year high, abruptly squeezing buyer purchasing power.
  • Slowing capital city activity: Every capital city recorded negative median movement concurrently for the first time in a generation.
  • Anticipated bottoming out: Economic models suggest values will continue sliding for six to 12 months before reaching a definitive floor in late 2027.

The Regional Divide: Defying the National Trend

Despite heavy losses across metropolitan sectors, regional performance has shown remarkable resilience. Domain data revealed that regional areas across Victoria, the Northern Territory, and South Australia continued climbing even as neighbouring capitals retreated.

Regional South Australia led the momentum with a 19 per cent annual price surge, lifting the regional median to $595,000. Data published by PropTrack highlighted that property prices throughout regional South Australia had nearly doubled across the previous five-year span.

This persistent growth has been accelerated by buyers swapping expensive city postcodes for significantly more space. Adelaide Hills resident Helen Burns recently sold an $800,000 cottage to purchase a home in Penola, doubling her dwelling size and tripling her land footprint for just $20,000 extra.

Yet even the most durable regional havens are beginning to encounter resistance.

Naracoorte property agent Margot Shortt warned that following the recent interest rate increase, buyer inquiries dropped by roughly 99 per cent within weeks. Because transaction volume has thinned drastically, local pricing stability faces an uncertain immediate test.

The Long-Term Trajectory: Why Valuations Will Rebound

While the immediate market remains subdued, long-term indicators suggest this downturn is merely an interruption within a much larger growth cycle. Angus Moore, senior economist at REA Group, noted that chronic structural undersupply and a minimal pipeline of new residential construction will prevent values from falling indefinitely.

Long-range modelling from realestate.com.au, which evaluated 20-year suburb trends across booms and busts, shows that steady annual expansion could transform historically attainable postcodes into ultra-premium enclaves.

The Emergence of Multi-Million Suburban Hubs

If historical 20-year growth trajectories resume after the market bottoms out in 2027, seven-figure price tags will become the baseline across major metropolitan peripheries. Over the coming decade, finding a freestanding home priced below $1m will become increasingly improbable.

The long-range modelling identifies significant suburban centres poised to surpass massive pricing milestones by the mid-2030s:

  • Kenthurst: Projected to lead regional valuations with an anticipated median house price of $4.77m.
  • Bella Vista: Modelled to reach an average property value of $3.5m.
  • Cherrybrook, Carlingford, and Castle Hill: All positioned to comfortably exceed a $3m average median.
  • Oatlands: Expected to cross the $3m mark, with surrounding areas such as North Parramatta, Ermington, and Telopea tracking just below.
  • Outer Fringe Enclaves: Fringes such as Londonderry and East Kurrajong are similarly aligned to clear the $3m benchmark.

Suburbs including Baulkham Hills, Lidcombe, Westmead, and Voyager Point are tracked to sit between $2.7m and $2.9m. With population expansion persisting and construction volumes lagging behind demand, the current dip may ultimately prove to be a fleeting window of relative affordability.

💡 The sharp contrast between metropolitan declines and regional performance highlights how sensitive local markets remain to supply constraints and shifting lifestyle priorities.

🔍 As higher borrowing costs continue dampening transaction volumes, watching how regional areas hold their ground against cooling demand will reveal where underlying value truly sits.
